How Much Can You Get? Understanding Payout Factors
Your payout depends on your age, your home's value, and current interest rates — not on your income or credit score. Here's what drives the number.
What determines your payout
The amount you can access through a reverse mortgage isn't based on income or credit. It depends on three main factors:
1. Your age
The older the youngest borrower is, the more you can generally access. This is because the loan is expected to be outstanding for a shorter period.
2. Your home's value
A higher appraised value means more available equity — up to the FHA's HECM lending limit, which HUD updates each year.
3. Interest rates
Lower rates mean more funds available to you, since less interest is expected to accrue over the life of the loan.
The mandatory obligations
Before any cash reaches you, the loan first covers:
- Your existing mortgage balance (if any) — this must be paid off
- Closing costs and origination fees
- The upfront mortgage insurance premium
What's left is yours to use however you wish.
A rough example
The amount depends on the factors above, so there's no substitute for a personalized estimate from a licensed lender.
